Once you transfer the ownership to the LLC, you individually do not have an interest in the property.

As for property taxes they are not specific to an individual or entity; they are specific to a property.

I sold the portfolio in individual transactions to mainly FHA buyers in 2015-2016 for $140,000-$170,000 and by 2019 most of those homes were resold for $275,000+.

I do not know if your area has any rules against this for SFR but what we have done in the past from a marketing POV is to only bill 75% of the cost so that the tenant feels that they are getting a better deal than individual meters.

There are also numerous other factors that contribute to the equation as well, such as the market you're interested in or even unexpected malfunctions that you will need to be prepared for financially. 5k is a great start though.
