Aug 17 posted 30 day notice to quit, squatter says he's actively looking for new placeAug 23, 2021 local power company posted 3 day notice to pull meter (or bring in contract, which squatter does not have)Aug 23 was last day we saw squatter living at cabin (we can see from our living room windows)Aug 26 power company pulled meterAug 27 CPS agent comes and documents living conditions Aug 27 posted a 7 day notice to evict due to hazard/danger/health conditionsAug 30 squatter and former tenant (she was in jail since Nov 2020 and this was her first time back on the property) stop by for 10 min, leave with an armful of paperwork, leave behind 4 flea bombs (the house is FULL of food waste and dirty clothes).

I'd look at it this way, everyone needs a fridge to keep food from spoiling.....but a W/D is a convenience because you can always just take your clothes down to the corner laundromat.....

events happen and you need to evacuate or there's extended duration power outage and no AC, food, etc for the facility.   

My grandfather willingly let a friend of a friend move into a studio apartment ADU in his backyard.It has been a couple of years now and she has piles of junk inside and outside of the unit and has also been throwing food scraps into the yard and into the pool.I believe her plan was to outlive him and acquire the property through adverse possession.Long story short, I'd like to hit her with a 3-day notice and start the eviction process ASAP.Is a 3-day reasonable in this situation, in San Bernardino county California?

I’ve seen it done and it’s food for thought as you market this property once you sign on your newest clients.

If this tenant tends to fry a lot of food and isn't good about not pouring grease down the drain, that would be a red flag contributing to the damage.

We're in the Blue Ridge Mountains so people come here for the hiking, outdoor activities and cities nearby that have great breweries and food.

Just some food for thought, but I typically find that clients get hung up on all the shiny objects in REI, and to be honest there isn't a better return on investment than house hacking!

One thing you could do that might really benefit you, is to find a small business coach (preferably one that knows the food/drink industry).
