Have a 1mill WI Winery to Sell but not sure where to find Buyer🍷
Hello All! It’s been a minute since I’ve used the BP forums but this one is a beautiful deal with a tricky solution.
I have an acquaintance that owns a beautiful winery themed wedding venue surrounding by rolling hills 45 min east of the Twin Cities. It is incredibly landscaped, the architecture is steeped in an Italian coast concept, and a home is attached in the same style on the property. I am also a licensed realtor who lives in the area and have very much enjoyed the life and real estate world of Western WI.
However, when I approached my acquaintance, they mentioned their rash frustration with a previously failed attempt at finding a buyer in years past when using other realtors, and have refused to sign a contract unless a buyer is found first!
I am scratching my head between WI licensing law, a tough seller, and a very hard area (somewhat rural) with very little investors looking to fork out around 200-300k as a down payment, (banks will probably want %25 of the initial list cost).
Does anyone have any ideas on what I do? This is such a unique business opportunity I don’t want to go to waste, but it’s puzzling to say the least.

List first....then go find the buyer.....without that you're working for free.
Next objection will be they want a higher price, or a faster close, or only want to sell to someone local, or want to harvest first....or whatever.
Keep after them...there is a buyer.
