I'd recommend a dual approach, high level macro data to guide your state/city search, but the numbers on a particular deal matter more than endlessly scrutinizing neighborhoods, in DFW, Garland is a great rental market. but buying a house for $210k will be worse than getting the same house for $175k.

Brokers are allowed to represent both a Buyer and a Seller in a transaction - in Oregon we call it Dual Agency - we have a fiduciary to both clients where we are not permitted to disclose confidential information about either side.
