That good friend of yours who personally knows an area or a good investment realtor in a particular area will deserve a huge Christmas gift from you.One caution - I've invested in Military/college towns. 

I own a town home there as a rental property, and I wanted to figure out what advice you could give me to classify my trips home as travel expenses to my property, especially when the main goal may be seeing my family for Christmas or other holidays/vacation weeks. 

Christmas is coming up and I was looking to build up a book collection on books about real estate investing.

Then again, I need to factor in Christmas break....

With that said, I'll put a note in a card for the tenant that says "Merry Christmas, your past late fees are forgive."  

It's lucky that I already have a flight booked there for the Christmas holidays.I guess not everything can be done remotely...

I will be in the area from Christmas to New Year's and hope to meet up with fellow investors and find a great agent with experience in investment properties in the area- and would like to see properties while in the area.
