I used similar sized buildings that have been converted to Bed and Breakfasts - there are 3 similar properties that have values of $500k to  $550k. 

We do an out of state investor breakfast on the weekend.

As it turns out, a deal that raised eyebrows (and glasses of beer) was discussed in detail on Sat night in Denver, and then later we tried to poke holes in it over breakfast (and in the case of Will Barnard, more beer).

Have you asked any about insuring a bed and breakfast?

A lot of people wake up everyday not knowing what to have for breakfast and I got to wake up knowing I wanted to be in REI!

I'm thinking of knocking out the upper half of this wall and creating a breakfast bar.
