In the Tampa area it is still possible to achieve a 5-10% CoC return (sometimes higher) on a property here if you are hiring full service management. 

Thank you both for the input, the majority of our current buyers list has been achieved mostly as you all mentioned, just through organic networking and marketing but wanted to explore other options if they were proving fruitful for others.Instead, you all have confirmed what I already sort of thought. 

We achieve cash flow with multi-unit, a good balance of appreciation, and have some of the landlord friendliest laws around.

Yes they are tenants as well, but we always want to treat the people we live around as neighbors, whether or not they are also helping us achieve our RE goals.
