Oh and don't forget, extra job will do two things, decrease Debt to income, plus you can use extra cash for debt payoff or down payment.If you still fall short, you can always sell couple of bottles of blood a month or/and if you still have any energy left, get a third weekend job.I honestly would do all that, not because i want to get into my own house so bad, because getting my first property will give me the taste of blood that real estate investing is.

Some of the things we are doing over the course of that year are taking the carpet out of the basement and putting down a granite or travertine tile floor, replacing mailbox, painting some of the house to suit the tastes of buyers in that neighborhood.

My CPA has been doing my taxes for over ten years and definitely knows enough about RE to keep me out of trouble, but as I get more active I am concerned that he will not be proactive or assertive enough for my tastes.
