Yes some folks will be irritated with your call but its a numbers game and the more calls you make, the more appointments you set up then the more properties you will put under contract, then eventually the more profitable you will become. 

Also when you do allow this you are setting a precedent that could come back to bite you down the road if the relationship ever gets toxic and litigious which it very often does.I suggest you keep it where they pay rent and you manage the property and fix, repair , upgrade what you as the owner feel is needed, not what they want.

Also, people have to keep in mind that there are some new posters who don't read the rules before posting and I have seen it irritate some of the more experienced posters.

A lot of your recently distressed sellers are in these toxic mortgages that just blew up on them.

Compared to your story it wasn't that bad - more irritating than anything.

They are also running a makeshift repair shop out of their garage and making lots of noise irritating my tenant.

People who are difficult and confrontational do not last in a big brokerage, because brokers do not keep toxic people around to poison the "well".
