What first sparked your interest to get into real estate?

For now, the original question still stands... what does it take to spark interest for private money folks? 

It sparked a fire inside me that I don't think will ever go out.

The basis of the question was to see what type of materiel I would want to use to spark the interest of investors. or what kind of materiel I should use to conduct my investor seminars I am currently am not an investor but I am learning through the book "Millionaire Real Estate Investor" by Gary Keller and use that book as a spring board for my seminar presentations, but that is geared toward new investors. 

I’ve never asked my friends, fiancé, parents, or extended family to borrow money, but now that I’m growing my business at snails pace I figured a cash infusion could help spark growth.

I have it listed on MLS with Listing Spark.

I also have boots on the ground and some knowledge on the CHI market, which has always sparked interest to start there. 

Another I have is the Capital One Spark Business but that reports to your personal credit report which I didn't know at the time.

@Melissa KirchhoffAre you not having these conversations with other realtors because it sparks up competition?
