But, you can't determine quality by simply what they charge.....as there are plenty of terrible agents who also charge a lot.You'll need to determine what value they bring to you personally and do a cost benefit analysis of whether the cost is worth it to you or not.

Also point out that the lease states that the deposit is due at signing...or if you have a lot of interest, simply tell them it has been 24 hours and as the deposit is due at signing and hasn't been received, the lease is voided.

Simply doesn't make any sense.I have seen these guys typically have a hard money loan of $600k recorded, which translate to about $150/sqft. and that typically would also include their 'GC fee' already.
