I am doing a deal where seller is insisting on using their own title company in west palm beach.  

@Julie HillI was in Irvine and Huntington Beach for two years before moving up to San Francisco - I'm much more excited about Denver.

If you have family or a beach or some other destination in another state, that can give you a reason to visit your investment and then it isn't so painful when you have to go do something at your rental.
