Anyway, your point stands and this is an aspect of renting we have become more conscious of recently.

In either case for what I'm doing, I need an architect for the site plan for the change of use and a land use attorney for the legal aspects and complying with the notifications to the surrounding property owners. 

@Nathan G. so it sounds like the "part time" aspect is in mindset and action rather than hours worked.

The transactional aspect is appealing, as well as the ability to accrue cashflow, which is my goal. 

As such, I'm interested in working with a contractor that has experience with all aspects of construction, is reliable and used to working with out of state investors (and can provide references), and delivers on the work that was promised. 

So I know my numbers in all aspects.

The big key in commercial is the value add aspect...
