Those two people likely have contacts for the rest of the people you'll need to round out your Rolodex and may have deals to expose you to that the MLS or zillow didn't have.

Stress test it with various interest rate scenarios: just to use round #s if you pay down 75K in five years  what does your new loan look like at 4%/6%/8% etc.
