I am buying all in cash and under the same llc which I purchased my first unit under.Well so far I have had to get for them:1 An official certified copy of my articles of organization (had to order from Ny state DOC for $35) as my copy didn't have the filling number ON it.2 Proof of publication for my llc.3 Operating agreement of my llc4 For good measure a notarized resolution that I am authorized to make the transaction on behalf of my llc since in the operating agreement it wasn't "transaction specific enough".

And, after failing resolution with the tenant, I did notify the case worker in the hopes that she could intercede. 

Tax/Estate lawyers are really a different in that they are best used in dispute resolution not really for the average investor imho. 

I'm a goal motivated person, so I do New Year's resolutions, even though many see them as a cliche.

Steve -Congrats on getting this one closed...I have some strong feelings on this topic, but have been waiting for a resolution before posting.

The quickest resolution might be to simply challenge the info as incorrect, providing the court documents as proof the loan was foreclosed on.

The whole deal rests on successful resolution of the wiring issue -- so it can either make it or break it.
