For someone starting out on their first deal, I don't recommend doing a complete renovation unless you have reliable contractors or have some sort of prior experience.I would of chose a small multi-family property that need very minor repairs (which this type of property ended up being my second purchase).

I am closing on my first condo tomorrow and I have already have found good, reliable tenants.  

I do agree that if I had seen more reliable information I may have accepted them.

Especially someone who is reliable and does it right the first time.  

They 5 are: Character (reliability, integrity), Capacity (sufficient income or cash flow to service the debt), Capital (the borrower's net worth or how much of their own money they put into the deal), Collateral (the value of the assets that secure the debt), and Conditions (the borrower's situation and the state of the economy or local real estate market).

Does anyone know of a reliable service provider that will go out to a property address and take photos for you and give a market analysis for that particular neighborhood?

As a new investor stepping into Orlando market , building my team , needs GC s to be on board which having hard time with , to find the right company and candidate to deliver the right results of timing , most to be done with least expense and reliability of work and trust , any body know the right guy or company please help , really appreciate it in advance ....

No one can give you reliable advice until they read the lease and learn more about the situation. 

Show him a copy of the inspection for verification and get the agent motivated to find out what it's going to take to move this thing along. 

I have been looking into pre-NOD's in the Memphis area, but having difficulty finding a reliable source for pre-NOD leads.
