Of course on our side of things we know they’re just molded plastic that holds water for people to do disgusting things in that @Paul Sandhu makes jokes about.

I won't even discuss the plastic sheeting and gobs of silicone he used to "fix" a leak under the sink. 

In addition we stripped down the enclosed patio and refinished the room at a professional level so it could be tied into the entire house seamlessly.

When we had our guest check out from a 2 month stay, we had to do a deep clean, as the bathrooms, kitchen, stoves, refrigerator, patios etc hadn’t been cleaned as we normally have it.

Plastic off doorways and floors also.  

Plus Xcel gave us a $1200 rebate.What is nice is that you can leave your back patio door open and not worry about the "cold air" getting out. 

Like dump it on the floors, let it absorb in the wood, and then we covered the floor with a plastic drop cloth to keep it from drying out.If that doesn't work, you may need to sand the floors.

Mostly I have been using the "SmartCore" brand from Lowe's but there are others. 100% waterproof (the entire thing is plastic).

Anybody have any recommendations on a contractor/handyman that can replace numerous patios/exit stairs on multi family building?

I have numerous buildings with the following patio/stairs that need to be fixed(6-unit buildings with 2-upper, 2-middle and 2-bottom floor).
