So, if the parties negotiate with each other, it is always an element of negotiations to say to the other party something along the lines of, "You might be right in what you are claiming that you owe me only $XX, but you will have to hire a lawyer to find out, so save the legal fees and pay me $XX plus $YY, and it will still be cheaper than paying the lawyers."

It is very difficult to use leverage starting out, but once you have a portfolio of performing notes, there are numerous ways to leverage or borrow against it to buy more.Starting out with little to no money is always the hardest.

I know it all depends where you invest but we are looking around a $200,000 budget to start with.It seems the cheaper properties equals cheaper rents so just trying to wrap my head around how to make this a positive cash flow without having to run numerous smaller units.ThanksJennifer
