[Calc Review] Help me analyze this deal

Hello Everyone on BP. I am trying to analyze my first deal and I need some help with this opportunity. I am looking at doing a house hack on this duplex. But I can not seem to get the numbers right. From the repair estimate I have done and working the numbers on the calculator I think it is over priced. The rent I have put in is what I know is about average for the area due to the influx of people moving here. But the current rent is $750 per unit. Every time I use those numbers without bringing the price down to the $150000-$165000 range it just does not work. I know it needs a new roof, new appliances, possibly new carpet in at least 1 unit, Needs exterior paint and the deck needs work. Any advice would be appreciated. Thank you in advance.
