Most people who are able to invest with no money can do so because they've got a ton of experience. They have made numerous connections and can jump in and bail themselves out if they find themselves in a pinch.

The problem with investing when you don't have any money, is unforeseen repairs. Let's say you do find a property where the current owner will hold the note for you. You don't have any money in the game, and then a large repair comes up. Furnaces work until they don't. They break without notice, and you are required to provide heat to your tenants. That's a $5,000 bill, easily. How do you pay that bill with no money?

So even though you CAN invest in real estate with no money, you shouldn't, until your finances are in order.
