I know there are some amazing opportunities in both of these markets but if I was leaning toward one right now from what we have available I would go with OKC, looking closely at tax rates. 

Value and rents should eventually increase to turn cashflow positive and build your wealth.You're next learning experience will be, now that you are out of day-to-day management, how will you be able to handle the inevitable expense challenges?

Stock market-  it’s time for a 40 to 50% dive.Whether any or all of these come to fruition as an issue, just one of them would have a significant impact on REI.

Looking to do my first BRRRR out of state and I am wondering what to have on a checklist if I were to have someone go take a look at a property for me.

Here in Denver, a 4br/2ba house in the suburbs is around $525,000.

Hopefully a local wholesaler can chime in to connect.

That house was purchased for about $750k and is likely worth about $900k now that the ADU is up.

They don't charge an arm and a leg, and my experience with them has been pretty great so far.
