If you contract to buy a pallet of dish soap and then assign that purchase contract to someone else (so long as the contract did not have verbiage preventing an assignment), then it is fine and perfectly legal but when you involve real estate, that is governed by another authority, i.e. the local department of real estate which is where additional rules and regulations come into play.Having a real estate license is the best way to protect yourself as a wholesaler but that is not the ONLY option to do it legally.So in summary, wholesaling or assignments are NOT illegal but you can certainly perform an illegal wholesale transaction through an assignment clause in states that have laws against it (which is most).

More than one bathroom makes a live in flip easier - you remodel one bath while still being able to use the other(s).A property with a utility sink makes it much easier to wash dishes than doing them in the bathtub, although your kitchen won't be torn apart forever.A garage to store tools is nice to have.Avoid the "weird" houses.
