Criteria for a live in flip in San Diego
i am a new investor that has lived in San Diego my entire life. I am hoping to Start things off with a live-in flip. My question is pertaining to the criteria for a live in-flip. I've read some books about flipping, but the majority of the content has nothing to do with live-in flips. I understand that the property has to be "livable" from the start for it to work, but are there things that I should keep in mind or look for that would differ from a "standard" flip.

Hey @Matt Smith . You'll want to make sure it's habitable. More than one bathroom makes a live in flip easier - you remodel one bath while still being able to use the other(s).
A property with a utility sink makes it much easier to wash dishes than doing them in the bathtub, although your kitchen won't be torn apart forever.
A garage to store tools is nice to have.
Avoid the "weird" houses. The Geodesic Dome looks kind of funky, but absolutely no one wants to buy it. Cookie-cutter sells quickly - especially if the rest of the neighborhood is nice.
Ugly and overgrown or completely bare landscaping can be fixed easily.
Once you're in the home, live in it for a few months before starting, to get a feel for the flow of the house.
Keep your sanity (it can be tough living in the middle of a giant mess) by keeping at least one room completely untouched, so you can have a place to relax.
