I am okay with the cost and finally finished the class today.There are a few highlights:1.

I'm happy to continue to the lesson.Additionally I was generic with my response, and specifically used the acronym etc to highlight that other costs exists associated with operating costs. 

Man do  I miss white castle burgers, High light dinner , down town Port Jeff, and Little Vinnys pizza over in Ronkonkoma just to name a few places.

If there was something serious that I wanted the seller to fix, then he would write up a small report highlighting those items.  

We may from time to time highlight some Properties that are for sale. 

My view is the real issue, as highlighted in the posts, are the mixed use issues which can get tricky, both practically on the compliance time required and philosophically when our rental and personal lives mix (I have a rental by a place the kids do sports and I may stop by to inspect or shovel, (and so on...etc..etc..).. so just disentangling the purpose is tricky sometimes.. much less taking off the gloves to record the miles..

@Federico Gutierrez Thanks for highlighting the problems encountered with new acquisition due to burglary, but, I am sure you are thankful it's not worse than realized.Sadly, this is an added cost to business expenses that are often not budgeted for. 

So the answer to the question is "it depends" as highlighted by several folks, including the OP.  

Thanks @Ryan Bergeron, yeah the search and highlight features are pretty cool, but still not as easy as simply flipping through an actual book.
