I live in this multi-family so I take care of the grass/lawn, snow removal in the winter, etc - however, I plan on moving out this year so I'm in the middle of deciding whether to hire someone to take care of the outside work or include it into the lease for the tenants.For the lease agreement, I used the old one the previous owners had and made small changes but there's nothing specific to snow removal, lawn care, or other general household maintenance (changing light bulbs, air filters, etc.)

They destroyed the property I was so fed up I was ready to sell a good friend of mine asked would I be taking a loss and I said yes he told me I should hold and sent me Brandon Turners book how to invest in rental properties and then I read how to invest with low to zero money down.

Im trying to purchase my first SFR rental in OKC. 20% down, <$135k, C Neighborhood, 3bed, Near Turnkey.Inventory is awful, as to be expected.Interest rates are slowly inching up with the Fed expected to raise rates in a few weeks timeMeanwhile inflation has been CHEWING away at my cash for half a year and continues to accelerate.

One counter-argument to delayed financing is that rates rise 6 months from now, somewhat significantly, due to Fed action.

You shouldn’t have to ask any questions, other than what it is, they should have a criteria…EX:Less than 20 years old, 1800-2500sf, 3+bed/2+ bath, 2+ garage, stucco siding, non-flat tile roof, no grass in these zip codes/areas.
