Of course you can be passive and buy performing stuff and get nice returns but when people are having courses that show you how to make a few hundred grand a year in notes people get all excited and rush to the well only to realize it’s dry and you need to work to fill it.

In my area, not only is there zoning regulations, but building regulations where 3 families are built to different building standards, such as cement walls for boiler rooms, sprinklers, fire escapes to name a few.

You could get roommates to rent the extra rooms?

@Kevin L. buy a home that you can improve and add value, including turning the garage into an ADU.Also, take the ugliest room and rent out the rest to generate income to offset the mortgage payment or to accrue cash for improvements or additional investments.
