The house is potentially incredible, but roof leaking and black mold and the place is trashed.

So we upgraded the living room carpets & then redid the kitchen with my daughters old cabinets & immediately got $775/month.we inherited two older women who paid $425/month so we got them a new stove that worked, a new gas dryer that actually worked & then because of their high heating bills we upgraded the furnace, threw in a couple of gallons of paint so they could paint the kitchen & bathroom. 

Get one with gas meters.

Somehow, the fact that I have full authority was leaked to customers.

Imagine these scenarios...If there is a fire, smoke damage, water leak, toilet over flow, burglary, etc and the tenant's property is damaged - do you want them looking for you to pay for their stuff?

It has gotten to the point now any time there is a fix I have to step in and send my own handyman or contractor.As an example,  when they first rented out on of the places they sent their vendor for a leaking toilet.

That would be okay, except they didn't unhook the water line to the ice maker, pulled it, and now there's a leak. 

He is leaving the doors unlocked from his drinking when he goes out and I am afraid he will leave the gas on the stove on.
