Up and coming markets within ~2 hrs from NYC

Hello folks, 

Anyone know of up and coming markets within 2 or so hours from NYC worth looking into/investing in? I'm specifically looking to invest in small multifamily units within a range of 100-200K. This would be my first investment. Any advise would be greatly appreciated!
