(At least that's how they go in CT).That's exactly how I started and will give you access to some seed money to get started, then you can use your VA loan to get another property as well.

Then, take this "seed" money and teat it with the utmost respect. 

I've nailed down my seed investor and am forging partnerships for additional funding for now and in the future.

Current company eval is 10M in seed round.

Back on my hustle to collect a small seed, to then use as down payment for hard money loan to work another flip. 

I invested the majority of my net worth as seed money for the two funds, and then set about raising limited partner investments.  

Actually they lose more since they have less money than when they started, and now have to buy their seed money back.

If, while I'm showing the property, a tenant mentions that they love gardening, I may leave some seeds and gardening gloves--especially if it's in the spring.

and 3) keep an eye out for good deals...when one comes up, and you're not in a position to swoop...just throw it out there, announce it to your social networks...this will subtly plant the seed that you are the guy to talk to if they're thinking about doing something without sounding needy or pushy about asking for business.Good luck, keep us posted.Will
