I saw a single family fsbo online, In Pittsburgh, Property was on the market for 129 days and counting. Owner is firm on price & it's free and clear. I offered his full asking price if he would owner financed the house, And he wasn't interested.  Well, I guess I'll check back in a few weeks..lol.

Or, he just wanted an uncomplicated transaction and he knows the market. The last house I bought, I paid the full asking price, all cash with proof of funds, no contingencies, closing in fifteen days. It was the second day the house was shown and I had to beat out four other offers.
