I’d love to take advantage of a “traditional” mortgage (or even FHA?)

Even though I wasn't a good asset manager, I made money on my properties. 

I really would want to stay away from any office properties in depressed or even semi-depressed neighborhoods, especially large ones (like a 13 unit complex).

We are both analytical and enjoy working with numbers.  

You may just get one offer even on a really nice house with good pricing on the property.

There's a good chance it may not even appraise for what the seller is asking if the seller really is asking for that much more compared to others just for furniture. 

Some people will push to get the maximum, even if it means they may wind up with nothing.

Thankfully I am currently breaking even on the mortgage with both units rented and we just moved into my girlfriend's parents’ lake house rent free.
