I'm not looking for any information in particular, just general information that people know about AirBnB rentals and how they compare and contrast from your average rental property.

If there is/isn't it's probably safe to assume that a family would likely be the target for that regardless of demand... and that a family probably has school aged children living with them.... who's parents would probably want them to go to a good school (if possible).Contrast that with say a couple w/ no kids or single person.... they won't care about the school but will probably not want ~1500 sq ft divided up into 4 bedrooms.

In my opinion, vetting tenants is the most important part of the rental process, because there isn't a bigger contrast than renting to a good tenant vs. a bad tenant.

If you got the personal home loan and then got the car loan, by contrast, it's possible that the car is indeed trashing your DTI.

Juxtapose that against out-of-area (state) investing and it's a stark contrast. 

There's a virtually limitless amount of single family vacation homes there which drives rates way down.In contrast, a property on a ski resort generally has a good location and relatively low supply but the occupancy isn't consistent throughout the year.
