@Josh Abner I agree with Jeremy, Brandon Turners book "The Book On Managing Rental Properties" is a very informative read. It is important to make sure that you set strict screening criteria to make sure you find the most qualified potential tenant. Screening criteria will also deter others who would just be a waste of your time.
You should check out the landlord resources tab on BiggerPockets. BiggerPockets provides a list of recommended screening companies that you should check out to see what company fits your needs best.
