We always use local designers and at most we pay about $20 per foot all in (furnishings, TV's, paintings, linen, all the way to flatware). 

I pay $220 per turn, the cleaning company also provides a linen service.

Quality mattresses and linens, huge TVs, solid kitchen that supports meal prep, etc.

Accommodating a tenant, full time, with utilities, water, power, electric, internet, linens, towels, pots, pans, electronics and a clean, safe, functional space is hard enough to do for oneself, let alone for others, often hours or many states away. 

Some tenants are finding more clever ways to occupy and stay in units and not pay rent it seems. 

We spent 6 weeks buying furniture, appliances, TVs, bedding, linens, kitchen ware.....etc, etc, etc.

Can you keep freshly washed linens, extra supplies, and cleaning stuff on-site?

I would also make sure you have enough storage space, maybe think about incorporating a linen closet, walk-in closet, storage closet, into that reconfiguring of the bathroom.
