One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

My short term goal is to start investing in single family homes/duplexes within 100 miles of Boise as long term rentals.

We have had no trouble getting our rents increased as long as we have three comps to support it and send in our request in a timely manner, 60 days out. 

This is a story from my past that provides a perfect example as to why investing in tax liens at auction is so dangerous for any but the most experienced and knowledgable investors20 years ago I purchased a SFR as a long term rental investment that sat on a double lot.  

I’d think long and hard about this and possibly set up financial parameters for who is responsible.

@Dave Allenhello. this is going to sound reductive but if you want something immediately cash positive... i'd go with a savings account.rentals are long-term cash positive. 

Some say you should have $200,000, but I think $100,000 is fine as long as it's not your entire life savings.

They are long gone now.This "wally wrap" seems just like a regular wrap, what am I missing?

It took some long days, nights and weekends but within 2 years I was the office manager, successful agent and wholesaling/investing in my own deals.
