The TOTAL living area of the duplex is 2427 sf (about 1/2 each side) for a 3 bed 2 bath.

The east side has a lower median income, and the west side is more affluent.

Some things came up in the inspection that increased my potential rehab costs to 20k on the high side, likely 18k.   

The commission paid greatly outweighs having to go back on the market and potentially getting less than you listed it for the first time.Some individual markets are better for this than others, but if you have an agent with a great strategy on the list side (professional photos, staging advice, etc) and you pair that with listing the property at a low price; you increase your chances dramatically of getting a bidding war and not only offsetting the commission but potentially making more than originally planned.

The lot is overgrown at the moment so clean it up and then start with two buildings on one end (30'x300') and covered parking on the other side.

.  -- If the units are the same footprint, then why not just do 50/50 on utilities for each side and 100% when one is vacant.

On the buy side I have been writing 2.5% on the seller concession to buyer broker, and haven't been countered yet.
