If you don't and they find out, then it looks bad since you didn't answer the "whole truth."

The sad truth is, many tenants who "can't pay rent" are still forking over $600 a month for car payments or $200 on Amazon for cute kitten figurines.Bad money  habits are hard to fix, and impossible for a landlord to fix for the tenant.

No surprise here but I fought a couple less than truthful applicants that did not get an application.  

I suppose if you are that good in sales and have a market to get $1mil transactions, sure...You have to separate truth from reality...

I work with some wholesalers that are upfront, honest, truthful and transparent. 

You have no Capex budget at all, but the truth is: roofs, kitchens, HVAC all need replaced eventually even if they are new now.  

Not saying they are not telling the truth just a lot of things worth questioning and doing more diligence on. 

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.
