BRRRR is great but chances finding a deal and getting all your money out with light rehab is slim to none unless you find your own lead.I operate in Baltimore in C+ areas which is still cheaper than many even wholesalers are overcharging for their off market deals.You either have to do heavier rehab or find a deal without a middle man.

We have been looking on the north east coast of Florida and Savanah Georgia.

To the east is an island that holds alot of appeal to many so the comps there do not compare to anything in the rest of the county. 

I know there are resorts out east as well but my preference is out West because I prefer the skiing there. 

I'm looking at properties here (basically anything east of worcester and within an hour of Boston.

HI @Michael Potorti in that price range I would add to @Samuel Diouf and include the east side around Whitehall.

We have some but they are good for New York, and other states back east.

There's basically never small multifamily in Katy but there is an overpriced 4plex in old Katy on East Avenue.
