In real estate, the process concepts are simple, and easy to grasp.

Concepts I think I understand are :If the transactions are not of equal value you, you pay capital gains on unused profit. 45 days to identify deal of equal value / 180 days to purchase them. 

Great Idea Emanuel, investing as a concept is very hot right now,  there are more Guru's coming to town then circuses at this point. 

In fact, I did think that it could be the "capital" part of the payment that is making the difference, but wasn't completely sure (regarding CapEx, my analysis already took that into account while coming up with the cap rate estimate).This is a very fundamental concept to understand clearly if one is investing, yet I wasn't getting it quite right, so it had been bugging me for a while.

I am not sure if @Edward B. is saying that if you have a homeowner or tenant policy at your primary residence it will also cover your rental's liability; that would be incorrect.

Most VA investing includes the concept of financing OUT of the VA loan so that you can buy the next at 0%.
