In that same writing, tell the taxpayer they have ten calendar days to tender payment or you will proceed with improvements and the redemption cost will continue to increase.If they start the official dispute process by appointing a referee, you will have to wait until the end of that process, and then send a new notice with a new ten day deadline.

Once I know the cost of repairs, I will officially start the refi process  and hopefully have the appraiser out shortly after the repairs are completed, but before a tenant ever moves in.

I've also polled several of the people in my network (contractors, flippers, wholesalers, brokers) asking what they are seeing.Below is my updated budget (padded) for Spring/Summer 2021. (1) Note that the 2020 numbers are a padded (I pad everything) high average of budgets pulled from 4 houses I flipped in the PNW in 2019-2020. (2) If the official numbers were below inflation, I used Inflation (Shadowstats.com). (3) The overall increase in price on my breakdown is close to the overall data I've found online, which makes me think I have a decent updated budget for eyeballing deals with. (4) To reiterate, the numbers I started with were unique to my situation in the PNW, so please don't take them as gospel for you!

I had a discussion with a land bank official a few years ago who explained to me that out of the thousands of tax-delinquent houses foreclosed by the county and sold at auction every year, only the ones that no one bid on are transferred to the landbank... it means you really get the worst of the worst... + there's a trick, the LB will sell it to you for a low price... in exchange of your signature on a development agreement leaving you with a 6 months to 1 year to do extensive (and expensive) repairs to bring to properties up to code.
