Not a perfect analysis, but it seems like responsible owners tend to have better behaved pets.As far as smoking, I've walked into enough smoker's homes and suffered through the smell and the yellowed molding enough to never want that in a property I own,. 

Before I spent the money on door hangers I tried using a 4 x 6 yellow letter that I scotch taped to their door.

I recommend writing your sign as such “ 3 bed 2 bath $27,450 and your phone number.†Use a blank white or yellow 18X24 inch sign in black writing.I hope this helps,Delondon

Gaugethe easiest way is to send them a direct mail (yellow letter) and ask them to call you.

I just closed on a yellow letter house where the old lady had been bullied by the tenants for years.

I'm shocked that the pressure washing didn't do it.There is a product in a black bottle, with yellow writing, that is a paint removing gel.

@Andy Peck - if you have access to Southern Yellow Pine, it is a popular and durable choice... readily available, as flooring in our area and obviously, even more so further south.
