I have seen a demo of DriveBuy REI which looked good, and I know Dealmachine has been mentioned on the BP podcasts. 

I tried demos for 4 different websites, and The CE Shop was the best for my money.

I've also learned to demo with a purpose.

This included:Letting them know they won't have to worry about deep cleaning the interior of the unit, since we'll be going right into demo after they move out.Reminding them they must ensure their unit is emptied of all their personal property, but offering the option to reach out if there are any items causing them grief during the moving process.

Rents in my area go from $2000-2500/month Scenario 3: Get a Heloc of about 175k Demo unpermitted portions and rent our house out.

Now I think garage floor demo and re-pour is pretty cheap, I've gotten a 2.3K bid on another property before, so I'm thinking worst case scenario I can just spend the money for re-pour and put in new carpet and refi to take most of my money out IF appraiser thinks this is a problem. 

Thats a very reasonable price considering its a woodshake that needs demo, replacing wood, and new shingles for a 2000sq ft home

The full demo with new walls, insulation, electrical, plumbing, and drywall is one of the most expensive parts of rehab in a home.
