My fiancée and I had bought a 1 owner, 1960's ranch fixer-upper to live in while renovating (with our 2 kids) 3 years ago.

I live in Florida, but invest out of state also. the property is a 2 story and I will put tile down stairs, but this  flooring question is for the upper floor.

I wouldn't be ethically setting her up for success in life if I treated her like a "warm body" to just fill the vacancy.

Problem is that the "friend" was just placing warm bodies in there with no real background checks.

If you leave the windows bare you'll be cheapening the look on an upper priced unit or opening yourself up to the tenant hanging cheap (paint drop-cloth quality) blinds using the same nails he would use to hang Christmas lights outside, 20 penny nails!

@Alexander Felice I do have 2 credit cards which are paid off and student loans which are in deferment (so i'm sure it will be counted as 1% as I do not yet have a payment plan), my car is paid off so no other tradeline& we are just now getting out of the upside down phase, the ratio is 80.5Also homes in my are are not particularly expensive, especially for what I am looking for a fixer upper (with mostly cosmetic issues)

Anyone have any information about the short-term rental market in the U.P. of Michigan? I am interested in buying a lake home around Marquette area and was hoping to rent it out when I am not using it. Just wondering ...
