Lawyer not sure where you are looking.. if this is CA, then you would be better off just using an agent... it would be easier to do and better for you as a buyer with the costs associated with everything to use an agent here (the one thing I would say against this is to maybe look into a probate deal on this, but still usually those are handled with agent(s)). 4. yes, work with someone even if it's just an unlicensed investor that is a mentor that can help you walkthrough all this!

I see from your link this text is from the defendant's attorney in response to the case, where the plaintiff alleges the defendant engaged in the unlicensed practice of law. 

If I was the listing agent for the house you were buying, and I was given a list of repairs by an unlicensed (inspector or contractor), non-ASHI member, I would let my Seller know that the list of repairs holds no weight.

As I have stated before: unlicensed brokering is a tough living!

Also, the only people putting in furnaces for $1600 these days are unlicensed and usually unreliable people.

There is alot of risk in owners sending out unlicensed, unqualified or unscreened vendors into a tenants home. 

Just read a few posts on the unlicensed brokering forum to see how bad and dishonest many or them are. 

Tell them you are tired of playing by the rules when other flaunt them.They are missing out on a lot of tax revenue.Having said that, do you have proof that they are operating unlicensed other than the missing license number?

As a licensee I cannot pay a fee to an unlicensed broker.
