Money is expensive to borrow, and prices are high, and there is a lack of inventory, and there is little expected to change in the next year.The take away from that might be that you need to realize that real estate is a long term, cyclic 'game'.

I would not invest in CA because of no cash flow, I woudn't invest there because of the tenant laws.You have to decide if you're looking to hold these properties and realize the equity gain, and then either sell or refinance.There is no right or wrong answer as to what is better, cash flow or equity.
