Yeah, there's always a chance ... your property could not appraise, your credit identity could be stolen and this may take time to repair, the market could shift and banks could tighten their lending standards on investment properties ... the possibilities are endless.Moral of this story - you have to weigh 'chance' and 'probability' differently

If motivated and distressed sellers where actually in the know, they would have this line installed in every single purchase and sales agreement with any and all buyers: “Seller reserves the right to recoup any and all equity stolen from an unlicensed broker in this transaction from the buyer.

There was no plumbing (stolen), outdated electrical, no heat/AC, unfinished attic and a bad layout.

The condenser in my outside AC unit was stolen (there is literally nothing inside the case).

Of course, ACH and credit cards can be disputed, checks can bounce, hell even cash can be reported as stolen.

This is a recent deal that I had under contract but the day before inspection the seller notified our agent that a large amount of piping was stolen the night before.

I have a trailer that has been abandon on my land for about 5 years i called the company that owns it ant they said that they have already did a claim on so they would not come get so we called the police out and they ran the vin to see if it had been reported stolen and it had not so the police told me to place a lien on it to get the title, so my question is this can i do this on my own or do i need a lawyer and if i need a lawyer what kind do i need??

@Jared Viernes   Can't remember how long you've lived in Wichita - but Wichita does have the habit of the OLD GUARD (though I've noticed they're being forced to it seems to give up some of their power to newer folks or those not in power IE Weigand shakeup, the paper taking down Mayor Longwell, Steve Clark not getting the deal for the riverfront apartments that David Burk and George Laham and a few others appeared to have stolen at the last minute, Blowhard Jack Deboer and his failed riverfront development...anyways interesting to see some of these things play out amongst what I call the old guard the past 3-5 years or so)But to continue - the Old guard seems to always want to keep the status quo and not move forward -- I think there are more of them forced to give up power to different people now so the tides have changed. 

It wouldn't be cost effective ingand the cameras would probably be stolen if we did the same in the not so great areas.

I personally only deal with flips in the area and with newark anything is possible from window break ins to stolen copper pipes that you just placed 2 weeks ago. so i like to leave atleast 50 to 75k profit on a property and finding that right now is extremely hard but yet possible.
