If you have multi unit homes you save on expenses per unit, one roof, one driveway to shovel and one property to manage etc.

Hi all,I am eager to begin my passive REI journey...I recently learned of an opportunity to invest in a land entitlement fund...basically the company will acquire the land, get it "shovel ready", and sell it to builders...has anyone ever invested in something like this?

I actually like having a rental on my work commute, for easy inspection, snow shoveling, or dropping something off.

Personally I take all of my money and shovel it into multifamily apartments which get all of those benefits. 

So i guess there was 600-700 that I had to shovel out before actually closing.

So to be clear you have the purchase contract and once upon closing he would complete the paper and horizontal improvements and then you would sell the shovel ready lots.
