Land entitlement fund

Hi all,

I am eager to begin my passive REI journey...I recently learned of an opportunity to invest in a land entitlement fund...basically the company will acquire the land, get it "shovel ready", and sell it to builders...has anyone ever invested in something like this? My internet searches have not been very productive, and I'd love to speak with someone who has experience and/or insight. Thank you!
