Rochester is great for investment and the prices are decent to get a duplex (4 bed, 2 bath min total).One concern though, when people who are not contractors say they are good at home improvements, they aren't usually as good as they think and their value isn't higher, it's actually lower because of unpermitted renovations or personal cosmetic choices.

We recently found a licensed contractor reasonable enough that we now call him for things that aren't an emergency, initially saved us thousands off management's estimate for repairs due to a break-in during a turnover (apparently management calls an outside contractor to quote potential insurance claim repairs, and he was beyond ridiculously expensive).

Well if they're just tenants that were residing in the property when the property was sold due to the owner not paying taxes you can't just assume they're not paying rent or aren't able to pay rent. why would they pay off the landlord's taxes?

Most condos that are zoned for STRs in the Branson market are primarily owned by investors or are condotels, so they aren't warrantable and therefore aren't eligible for conventional loans.
