I am not quite sure the applicable rules in your state but here in California before any unlawful detainer (eviction) proceeding can take place, you must serve a 3-day notice to pay or quit.   

Guys like this need to be punished so they don't hurt anyone else.

Aloha,If you are using an actual Commercial Lease, they are typically quite lengthy and should have, at a minimum, a provision such as "Lessee shall not use or permit the use of the Premises in a manner that is unlawful, creates damage, waste or a nuisance, or that disturbs occupants of, or causes damage to neighboring premises or properties."

This is a new noise standard and punishment unlike anything seen in the State of Florida and shows a blatant disregard for property rights.

Prison doesn't focus on rehabilitation in America, it is about punishment.

I wont collect anything civilly but my concern is these should be criminal actions and they need punished. 

Unless the tenants are making payments via CC, why are we punishing them for paying rent?

That way you know what it will cost when you sell the apartment from the outset, instead of being punished for doing well on the sell side.

Theoretically she could try to go to court for unlawful eviction, but given the fact the property is unsafe and she is in trouble with the law, my guess is she will just go away.
