I am not quite sure the applicable rules in your state but here in California before any unlawful detainer (eviction) proceeding can take place, you must serve a 3-day notice to pay or quit.

Aloha,If you are using an actual Commercial Lease, they are typically quite lengthy and should have, at a minimum, a provision such as "Lessee shall not use or permit the use of the Premises in a manner that is unlawful, creates damage, waste or a nuisance, or that disturbs occupants of, or causes damage to neighboring premises or properties."

Theoretically she could try to go to court for unlawful eviction, but given the fact the property is unsafe and she is in trouble with the law, my guess is she will just go away.
